• Auctions of fixed properties (largely houses) are generally held on a Monday.
• Auctions advertised in the newspapers and Government Gazette, websites or other sources do not mean that the auctions will proceed.
• Prospective buyers should check on the day of the sale whether the scheduled auction is proceeding. The auction can be cancelled on the very last minute.
• Auction buyers must comply with the provisions of the Consumer Protection Act and supply FICA documents (ID & Proof of Residence).
• Sales in execution require a 10% deposit in cash, bank guaranteed cheque of EFT transfer immediately upon sale of the property. Viewing is only possible on the day of the sale.
• The sheriff cannot grant vacant occupation althought the conditions of auction normally allow for possession on payment of the deposit. Buyers will have to arrange occupation at their own expense.
• The maximum commission payable is R11006.70 inclusive of VAT.
